Munster Steel Company - Hammond, Indiana

Project Manager 

Lead project and coordinate city involvement in $8.1 million private-public investment highlighted by the relocation of an industry leading nationally renowned steel fabricator,  $1.0 million site improvements, property acquisition, tax increment financing and tax abatement, and environmental assessment resulting in the retention of 39 jobs and creation of 4 new permanent positions.  (2011-2012)

Indiana Harbor Belt Railroad/Potash Corporation - Hammond, Indiana

Project Coordinator  

Lead project and manage city’s efforts to forge a private-public partnership designed to reuse existing rail yard.  Highlighted efforts include meeting with Federal, state and local stakeholders, coordinating community meetings, liaising with area contractors, suppliers, and vendors, interfacing with consultants, and financial review.  Other activities include environmental assessment and remediation, wetland delineation and mitigation, property acquisition, public infrastructure improvements, marketing of property, and negotiation of tax incentives for prospective businesses.  (2010-2012)


West Point Plaza Industrial Park – Hammond, Indiana

Project Manager 

Lead project and coordinate Urban Enterprise Association (UEA) participation in the redevelopment of a 160-acre industrial park.  Activities include application for and receipt of a designation as EPA Brownfield Pilot Site and Superfund Site, Economic Development Agency (EDA) funding, Indiana Enterprise Zone Boundary Modification, and use of tax increment financing.  Other activities include environmental assessment and remediation, wetland delineation and mitigation, property acquisition, public infrastructure improvements, marketing of property, and negotiation of tax incentives for prospective businesses.  The results are a $40,000,000.00 plus public-private partnership leading to the development of a transportation logistics & manufacturers site and the creation of 400 jobs.  (1996-2012) 


Columbia Avenue Business Park – Hammond, Indiana

Project Manager 

Lead project and coordinate UEA involvement in the redevelopment of a 35-acre business park.  Activities included public infrastructure improvements, environmental remediation, wetland mitigation, property acquisition, marketing of property, and negotiation of tax incentives for prospective businesses. The result was the establishment of a new business including 71 new jobs.  (1994-1998) 


Hammond Mills Shopping Center – Hammond, Indiana

Project Manager

Co-lead project and coordinate project and lead UEA participation in the conversion of a former industrial site to a 55-acre retail complex.  Activities include public infrastructure improvements, environmental remediation, property acquisition, and marketing of property, and negotiation of tax incentives for prospective businesses.  The results are locating six businesses on 242,000 square feet of retail with a $33.2 million investment and the creation of 995 jobs.  (1996-2012) 


Lear Corporation - Hammond, Indiana 

Project Manager 

Lead project and coordinate UEA participation in private capital investment of $7.1 million, which include, equipment purchase and installation, on and off site facility enhancements.  The results are maintenance and growth of local businesses, approximately 525 jobs retained and/or created, strengthening a business-to-business network, public sector training funds and personal property tax abatement. (2004)

Indiana Enterprise Zone – Hammond, Indiana

Executive Director  

Activities included management of a four (4) square mile area with a mixture of industrial, commercial, and residential properties.  The program includes financial participation in public infrastructure, management of private sector investments and tax incentives, housing assistance programs, and extensive collaboration with federal, state, and local units of governments with regard to new investment, redevelopment and job creation within the zone area. The annual operating budget for the organization is $1.1 million.  As a result, business activity increased 200%, distributed $56,732,940 million tax incentives to businesses, facilitated private sector investments of $731,110,498 million, directed $68.8 million public sector investments, and created 5,100 new jobs.  (1984-2012)
